The idea: One of the oldest and most proven window types, the casement window, was reinterpreted by the architects Dipl. Ing. Muus and Dipl. Ing. Wilde, who were in charge of the project. To solve these challenges, the architects worked closely with window manufacturer Sehlmann Fensterbau GmbH, glass manufacturer Semcoglas Holding GmbH and the window drive specialists from EMT and GEZE at an early stage of the project – true to the motto "Achieving more together". Commitment and open communication with everyone involved enabled us to recognise challenges at an early stage and develop solutions together. The advantage of this historic window concept: The air space between the two window elements serves as thermal insulation and sound proofing, as the staggered opening of the windows means that sound has to pass through the space between them and is thus significantly attenuated once again, even during ventilation. Our modern casement window solution uses high-quality solar control glass on the outside and thermal insulation glass on the inside, which significantly improves the insulation value and sound proofing – also increasing user comfort in the buildings. Thanks to the double glazing, double casement windows already offer much higher thermal and sound proofing compared to conventional windows. These properties were significantly improved by the use of high-quality solar control glazing and thermal insulation glass as so-called neutral glass and a special coating (Semco Klimaglas). This consists of automatic composite blinds with 35 mm wide slats that run between the two window frames. This solution makes it possible to keep the rooms cool during the day, while at the same time ensuring natural ventilation through the outer window. The blinds can be operated independently for added convenience. This reduces costs for air conditioners and the offices are naturally ventilated. Modern casement window at the Grindel tower blocks in Hamburg. © Jürgen Biniasch / GEZE GmbH Safety and ease of use thanks to modern window drives For the outer window leaves, GEZE Slimchain drives were installed as a system solution in combination with the Power lock locking drive , which enables simple operation via push buttons in the room. The inner leaves of the double casement windows can still be opened manually. The Power lock locking drive ensures that a reliable lock is guaranteed, especially on the higher storeys, and even under heavy wind loads. As only the outer windows are motorised, no additional protection is required for power-operated windows in accordance with the Machinery Directive 2006/42/EC. The opening drives were integrated into the window frame in a concealed location, and the supply lines were routed in the construction joint. A unique feature: With their very slim and discreet appearance, the Slimchain window drives integrate perfectly into the structure – so that strict historical protection requirements are met. This means the well-insulated double casement windows with integrated shade control are a modern, comfortable and energy-efficient solution that simultaneously respects the architectural character of the building and complies with the strict historical preservation requirements. The technical expertise and the rapid involvement of all parties in the planning process enabled us to develop customised solutions that meet both high historical preservation requirements and the needs of building users. This early involvement of all parties made it possible to identify potential challenges at an early stage and develop solutions together. In addition, GEZE supported project coordination through continuous cooperation with the partner company EMT. Contact with the architect and building services was also maintained during the implementation phase. This ongoing collaboration ensured that all aspects of the project were seamlessly integrated and that the implementation went smoothly. Modern history: the listed Grindel tower blocks The Grindel tower blocks in Hamburg's Eimsbüttel district were the first residential tower blocks built in Germany after 1945. They were highly modern and comfortable flats when they were built in the post-war period, and remain so today – with central heating, hot and cold running water and lifts. In addition, the flats are bright and flooded with light thanks to their orientation and windows, while remaining pleasantly shaded in summer. Today, the ensemble of twelve high-rise buildings and a park is historically preserved. Sound insulation usually needs heavy doors with multiple sealing levels. Often, such doors are not barrier-free because of this, as opening and closing them takes a large amount of force. There is also a seeming contradiction between 'fire protection and accessibility”' In some cases, expert planners are called on to reconcile contradictory needs and functions. Door lists for systematic door planning Door lists have become an established practice for door planning in large building projects. These include precise information on the location, installation situation, geometry, material properties, design and necessary technical equipment for each individual door. Door lists describe all significant properties and specifications; these do not apply to all doors in the building project, but rather differ from door to door. These include, in particular: Dimensions, including opening width, opening direction (left hand door or right hand door). Specialised needs, such as sound insulation, fire protection, escape route, burglar protection, radiation protection or climate class Material, surfaces and the design of the door leaf and frame Details on the lock and door fittings, as well as additional components like door closers, hold-open systems or door automation. Door lists can be used to systematically record all features. But beware: this tool doesn't help with the feasibility of implementing the doors in the context of the building. Here too, experienced door planners come into play. Expert door planning is a complex task, and is inseparable from expert planning of other product groups. Such interfaces have to be defined early on. The smart sliding shutters in front of the windows are activated depending on the light or solar radiation. Doors are automatically opened and locked at certain times of the day. At the end of working day, an automatic night-time closer is triggered. All product groups and elements of the room technology are visualised centrally on a single interface and can be monitored at a glance. Product group statuses are controlled and displayed either automatically on the basis of predefined scenarios, or by the employees themselves, of course, via touch panels. The indoor climate, media technology, lights, windows or doors can be controlled via a control panel by clicking on icons. The newly developed GEZE Cockpit building automation system makes all this possible. Its tasks and unique advantages are central visualisation, monitoring and operation of all integrated products. Laboratory for smart possibilities There is nothing more obvious than using the smart development building for your own testing and learning. Doors and windows can thus be controlled and monitored with the highest degree of precision. Examples include the exact knowledge of the status of a door or a window, the value of a sensor, or feedback from a command that has been executed and alarm messages. Increased security and short distances through smart networking With more than one hundred multifunctional doors and windows integrated into the building management system, building managers are always aware of the status of each door or window. You can centrally open or close them as needed, change the operating mode of a door and be sure that all elements in the building shell are locked or bolted. Time-consuming inspection rounds are eliminated. Commands can be issued for single, multiple or all doors (central locking). Individual door-scenarios can be saved in GEZE Cockpit, so that doors can be automatically opened, closed or locked as controlled either by time or triggered by an event. All processes on a door - and therefore also irregularities - are reported back. Whatever happens at a door, immediate action can be taken. Optimal air quality is essential for a pleasant office environment. Meeting rooms should be ventilated again ahead of use. Scenarios created in the building management system ensure intelligent, energy-efficient interaction between product groups. The smart façade technology responds automatically to changes in the external climatic conditions. The blind is lowered automatically when there is solar radiation. Smart windows open or close depending on the outside temperature. The centrally controlled automatically night-time cooling down of devices has already created a good indoor climate at the beginning of the day. In this scenario, the IQ windowdrive range of RWA drives and GEZE's Powerturn swing door operators, presence, location, air quality and temperature sensors, heating, ventilation and the air conditioning system, lighting and shading and the room occupancy system interact with each other to control the windows and ventilation flaps and the fresh air doors. Smart bodyguards on automated windows Window safety system as intelligent sensor solutions in the building bus secure the windows integrated into the building management system in all generally accessible building areas. The intelligence remains 'local' because the information from the safety sensors takes precedence. Ventilation will be delayed or stopped if there is an obstacle in the window opening such as a hand and closing operations have already been initiated by the building regulation due to sensor information (rain, wind or temperature). The smart actuators control each other depending on the sensors' data. For a highly efficient and energy-saving air conditioning, the performance of the air conditioning system is intended to automatically adapt to the exact opening width of a window. A constant balance between the outside and the preset room ambient temperature for climate control in the individual room zones on each building level is also tested by the interaction of heating, ventilation and air conditioning. When programming the scenarios, physical parameters such as the size and position of a room in the building have been taken into account thoroughly via the building management system.
